What the two risk score settings do
Every coloured cell on a loan scores points. Red scores its weight, amber scores 1, green and grey score nothing. The points add up to that loan’s risk score, and the score sets the Priority column. This is what decides the order of the board — highest score first.
| Column | Red | Amber | Why that weight |
|---|---|---|---|
| Int disc status | 3 | 1 | File cannot move without disclosures |
| Appraisal status | 3 | 1 | File cannot move without the appraisal |
| Lock days left | 3 | 1 | Expiring locks cost real money |
| CD status | 3 | 1 | A late CD moves the closing date |
| Days till close | 3 | 1 | Hard deadline, no flexibility |
| Days since cond approv’l | 3 | 1 | Historically where files stall longest |
| LOA hold time | 2 | 1 | Slow, but nothing is blocked |
| Processor to UW sub | 2 | 1 | Slow, but nothing is blocked |
| Days in ops | 2 | 1 | A symptom of the others, not a cause |
Escalate at risk score — a loan reaching this total is flagged ESCALATE, its row is tinted, and it sorts to the top. At the default of 6 a single problem is not enough: it takes two serious ones, or one serious plus a couple of warnings. That is deliberate — escalation should mean “several things are wrong at once,” which is when a file genuinely goes sideways.
Watch at risk score — the total at which a loan becomes WATCH. Anything below it reads ON TRACK. At the default of 3 that is roughly one red item, or three warnings.
If you change them: lowering the numbers flags more loans sooner — useful with a small pipeline, but a board that is mostly red stops being read. Raising them reserves the alarm for genuine fires and risks a slow file going unnoticed. Nothing about the loan changes, only which bucket it lands in and where it sorts. Keep Watch below Escalate; if they are equal, nothing ever reaches Escalate.
After CTC only three columns still score — lock, CD and days till close. Everything earlier is finished work, so it greys out and stops adding points. That is why a file with a long conditions history can sit calmly at ON TRACK once it is cleared to close.
